Volunteer Day in NOMA a Huge Success!




We had plenty of work to do this Saturday during our NOMA Volunteer Work Day, and the morning rain and cold might have tried, but did little to slow us down!

Historic Salisbury Foundation, through their revolving fund, is working on... not one...not two...but THREE endangered homes along North Main Street in the historic district here. We called on volunteers to help with interior and exterior cleanup ~ and boy! Did they come! Volunteers could be seen up and down the north section of the neighborhood with rakes, pruners, loppers, chainsaws, and more ~ working at 1428, 1600, and 1623 North Main ~ all wanting to be a part of this awesome neighborhood revitalization!

1428 North Main Street


1428 North Main Street, built in 1900 (some think 1898), has been known as the neighborhood's 'Scaffolding House' for far too long.  This grand home had become an unfortunate landmark along the North Main corridor into the City of Salisbury, so you can imagine the neighborhood's delight when Historic Salisbury Foundation retained ownership of the home and began restoration efforts in earnest!  When Elaine Myers-Hillard, who was born and raised in this home, heard of the preservation effort of her family home, she contacted NOMA with donations and stories, expressing a deep gratitude for these restorative efforts!  This home has already gone through dramatic change, and volunteers today cleared vast piles of overgrown brush from the surrounding landscape...rain and all!


Volunteers are finishing the last of the window repairs upstairs at 1428 North Main Street and beginning work on the ones at ground level. Faust Historic Restorations is replacing damaged wood on the exterior, in preparation for new paint. A brick sidewalk was also uncovered this week.

The circa 1900 Myers-Morris Home at 1428 will be a masterpiece when finally restored. A huge home with 5 bedrooms upstairs, it will charm your socks off with its vintage beadboard walls, arched entry to the parlor, and original mantels! Much more work will go into this home, but it is FOR SALE through the Historic Salisbury Foundation.

1600 North Main Street

1600 North Main Street is another circa 1900 home that HSF is helping to restore! This once-gorgeous Folk Victorian cottage with its pebble-dash exterior has more glory days in its future ~ thanks to the efforts of HSF and the many volunteers that descended upon the property today...cleaning inside and out!   This home is a wonderful example of the late Victorian character of the North Main Neighborhood with steeply sloped hipped roofs with projecting gables and dormers, its asymmetrical facade featuring recessed entry on one side, and its wrap-around porch with turned posts.  Speaking of porch ~ just look at that sweep of veranda!  You can see yourself enjoying a summer evening there, for sure! 







1623 North Main Street
 

1623 North Main Street, although cute as a button, is another endangered home in the area. Set above the street level on a terraced lot, this interesting Victorian frame cottage with its gabled roof is strongly influenced by the Colonial Revival style with its pedimented porch, supported by tall columns with a simple balustrade, which wraps around its projecting front parlor section. Neighborhood tradition states that it was built about 1910 by southern Railway clerk, J.D. Barber, and it is listed on the National Register of Historic Places as the J.D. Barber House. Volunteers worked tirelessly to clear the interior to make way for restoration efforts, and clipped and raked exterior landscaping until you might not recognize that it's the same abode!


Our fantastic team of volunteers worked for hours clearing heavy brush and overgrowth from the landscape. This 2-bedroom cottage with its own wrap-around porch and large yard will make a very fine home for its new owner in the near future!

Preservation Opportunity in the North Main Neighborhood ~ For Free!

826 N. Main Street - For Sale - $65,000
The North Main Historic District of Salisbury is known for its inventory of wonderful vintage homes from the early 1900's.  But this kind of unique preservation  opportunity ~ and the chance to own a circa 1900 home doesn't come along every day!

It's one heck of a real estate deal! 

A buyer can get a piece of property in a great location, not for a low price, but for no price. 

The Historic Salisbury Foundation owns the lot at 717 N. Main Street, and while the sign in the yard says “For Sale,” they will actually give it away . . FOR FREE.  


Free. . . if the buyer agrees to buy a house at 516 N. Main Street (currently Shulenburger Surveying) and move it two blocks to that lot.  The circa 1900 two-story building at 516 North Main will need to be moved soon or demolished, to make way for construction of the Salisbury-Rowan Central School Board Office.

Historic Salisbury Foundation will convey its vacant lot at 717 North Main Street to anyone who commits to relocating and rehabilitating the original 2-story home portion of the former circa 1900 home at 516 North Main Street, but it must be done very soon to avoid any delay to construction of the Rowan-Salisbury School System new central office building. The Foundation will donate the vacant lot if someone will pay the costs of moving 516 N. Main to the lot and rehabilitate it.  

The grass covered lot at 717 N. Main Street in the North Main Historic District, is just steps from downtown, it's level with a few nice trees, a sidewalk, city garbage and recycling, and of course, it's free for the asking . . .  if someone will pay the costs of moving the original two-story portion of the circa-1900 house at 516 N. Main St. to the lot and rehabilitate it.

The house at 516 N Main, and the structure next door that used to be the home of J & M Flowers, must make way for the new central office for the school system.  They could tear them both down, but Brian Davis, Executive Director of the Historic Salisbury Foundation, and the City of Salisbury, came up with something creative.  The City's Historic Preservation Committee approved demolition with the encouragement that they collaborate with the Historic Salisbury Foundation and work together to try and find an alternative . . . and it's worth a try.  The home, once moved, would be part of the NOMA (North Main) Neighborhood and be located within the North Main Historic District.

Challenge #1:

The house is only about two blocks from the lot, but a railroad crossing means moving the house will also take some creative thinking. Moving the home from A to B and putting it on a new foundation including site work, may cost in the neighborhood of $50,000-$60,000.  However, the new owner would be getting a two story house built about 1900 and a lot for that investment of $50,000-$60,000.

Challenge #2: 

Someone would have to step up in the next 2-3 weeks and say, "We want this house, we're going to take the lot, we're going to commit to making this happen.” Anyone interested needs to step up soon, like within the next 2-3 weeks, otherwise the house will have a date with the wrecking ball. The Rowan School System hopes to have the new Salisbury-Rowan Central School Board Office built and occupied by December 2015/January 2016 so plans are moving full-speed-ahead.

Benefits:
  • If the house can be saved, it would be good for environment in that it would keep construction materials out of the landfill.  
  • It actually could save the school board some money to have a two story demolition that is not in a land fill with land fill use fees.
  • It's one heck of a real estate deal!

It sure was great to see NOMA neighbors at the 2nd in the series of Beyond the Curb last night in
Downtown Salisbury!

It's so wonderful to have neighbors who care about affecting change in our downtown!  The third in the series in coming!

The Beyond the Curb Series, hosted by Downtown Salisbury Inc, focuses on varied demographic groups: #1 / The Millenials ; #2 / The 'Empty Nesters' ; #3 / The Family Group (or Sandwich Generation), and #4 / Businesses.

So . . .

Join your NOMA neighbors, Downtown Salisbury, Inc., and the City of Salisbury for an early evening of engagement with our community members on Monday, January 26th from 5:30 - 7:30 pm at the Salisbury Business Center.

Together participants will help to provide feedback on what they'd like to see in the downtown district.

Volunteer Day ~ January 24th ~ A Morning in NOMA!

♦  1131 N. Main Street / Tree Planting

NOMA joins the City of Salisbury and the Community Development Corporation in the continuation of the beautification project we've been doing at the corner of E. 11th Street and North Main Street.  The abandoned A.T.I.C. gas station has been demolished, new storm drains installed, and new gutters take the place of old driveway aprons (Thank you, NC DOT!).  The new green space has been graded and seeded.  Now we get to do the fun stuff!  Plant trees!  (If you'd like to try something fun, go to Google maps and type in 1131 N. Main Street, Salisbury NC ~ and go to 'Street View'.  When you first land on Main Street, it's a beautiful summer day, crepe myrtles in bloom, and as you travel north on Main Street, our A.T.I.C. gas station is there....but when you cross the 11th Street intersection, it becomes a wintery morning.  Turn around to the south again...and the gas station is gone!  You can see some of the work in progress!)


♦  1428 N. Main Street / General Exterior Clean Up

NOMA joins the Historic Salisbury Foundation in their efforts, via their Revolving Fund, to stabilize the circa 1900 home at 1428 N. Main Street.  Work has already begun in repairing windows and chimney flashings.  We can help too!


♦  1600 N. Main Street / General Exterior Clean Up

The 2nd NOMA home to receive the services of Historic Salisbury Foundation's revolving fund ~ we'll be helping to stabilize the circa 1912 home at 1600 N. Main Street.  Help us pitch in with general exterior clean up...clipping, pruning, weeding, and trimming!

2015 Housing and Community Development Plan - Public Meeting

Public Meeting Notice for Salisbury 2015 Housing and Community Development

Salisbury receives annual Housing and Urban Development (HUD) funds to use towards community development activities including: housing repairs and rehabilitation, sidewalks, community centers, parks and public facilities. 

Every five years, the City is required by HUD to write a consolidated plan for housing and neighborhood revitalization to gather a needs assessment to use these funds in an effective manner. 

Salisbury will be hosting several public input meetings to begin gathering information for the plan. 

Please take the time to fill out this very brief survey (just 3 questions!) to provide input about what yu think is important to housing and neighborhoods in Salisbury!
